While you are in New Hampshire, we hope our bed and breakfast will be your homebase while you experience all that New England has to offer; sights, activities and hometown hospitality. The Inn is located just a 10-15 minute walk into downtown Portsmouth. After a busy day, return to the Inn and relax in the lovely perennial gardens that cover much of the property. Sit by the water garden and enjoy the peaceful sounds of running water as you plan for dinner at one of Portsmouth's many outstanding restaurants.

Check-In: 4 p.m. to 6 p.m. Please proceed to the parking lot on arrival. To schedule a check in later than 6 p.m., you must make an appointment in advance directly with the innkeeper, so that we can provide instructions on how to locate the late check-in box. If you are delayed by traffic, please call us so that we can arrange your late check in, if needed.
Check-Out: by 11:00 a.m.
Refunds: When you book a room with us, we make a commitment to you and you make one to us. Unlike hotels, we do not overbook. The Inn will make a full refund of deposit, less a $20 processing fee, if the cancellation is made with a minimum 14 days' advance notice.
If a full or partial cancellation is made with less than 14 days notice, the deposit will be returned (less the $20 fee) if the Inn can rent the room for the period canceled. If the room is not rented, the deposit shall be retained. If a reservation is canceled within 24 hours before the scheduled check in, the guest is responsible for full payment of the reservation, less any nights that the Inn successfully re-books.
Pets & Smoking: For everyone's comfort, no pets are allowed at the Inn. Please ask about boarding options. We are a non-smoking inn, inside and around the buildings. If you smoke, please visit our gardens or parking area.
Room Occupancy: One person or two people only per room. We cannot take more than two people per room without exceeding our maximum occupancy. Children count as people and should be 12 and over.
Minimum Stay: Minimum night stays apply to all high-season weekends, some rooms during mid-week and during some holiday weekends on the quiet season. Rates are subject to change and can be found through the Check Availability function at the top of this page.
